Changes to renting law from May 2026
From May 2026, new laws called the Renters’ Rights Act will come into force across England. These changes are designed to give people renting in the private (market rent) sector more security and stronger rights.
What’s changing?
The new law will bring several important changes:
- More security in your home
Landlords will no longer be able to end a tenancy without a valid reason (sometimes called a “no fault” eviction). - No more fixed-term contracts
Tenancies will become rolling, meaning they continue until you or your landlord choose to end them. - More control over rent increases
Rent can only be increased once a year, and you’ll get more notice. - Greater flexibility
You’ll usually be able to end your tenancy by giving at least one months’ notice. - Clearer and fairer rules
This includes limits on rent in advance and stronger rights around things like keeping pets.
These changes aim to make renting fairer, more stable and easier to manage.
We don’t have many market rent tenants but if you do rent a market rent home with us, we will have written to you explaining the changes and how they impact you.
Important: who this applies to
These changes apply to market rent (private rent) tenancies only from May 2026.
If you are a social or affordable rent tenant, your tenancy is not affected yet. Changes for social housing are expected to come into force later, likely from 2027. We’ll provide more information on these changes nearer the time.
